Property Valuation

We will visit your property to carry out a realistic valuation in line with the current real estate market. We will inform you of the selling price, which will depend on the built area (m²), land size, construction quality, condition, views, orientation, location, and sale prices in the area.

Once we complete the valuation, we will deliver it to you personally. We will always aim for the highest possible selling price — a realistic one — so that you earn the most from your property and it can be sold within a reasonable time frame.

We will need a copy of your property documents to check whether all buildings are legally registered in the Land Registry, the Cadastre, and the Town Hall of the municipality to which your estate belongs.

Property Viewings

When we have a client interested in your property, we explain all the features of your estate, show them photos and videos, explain the location, and provide information about the surrounding area.

We also verify whether the client has the full amount needed to purchase the property or if they require financing. If they do, we can connect them with banks we have worked with for years.

Once we confirm the client is financially qualified and genuinely interested, we schedule a viewing of your estate, always informing you several days in advance so you can prepare.

During the visit, a member of our team accompanies the client and brings all the property documents for the client.

Negotiation

Once a client finds their dream home, they make an offer on your property, which we pass on to you.

Negotiation involves not only agreeing on a price but also arranging payment terms and the date of the deed signing.

We need to know whether you intend to sell the house furnished, want to keep the furniture, or sell it separately from the property price.

Contract and Deed Signing

Once an agreement is reached, a reservation contract is signed with a deposit of €6,000 to take the property off the market.

A 25-day period is granted for the buyer’s lawyer to review all documentation.

  • If everything is in order, the €6,000 is sent to you or your lawyer and the private purchase contract is signed.
  • If not, the reservation amount is returned to the buyer.

The lawyers for both buyer and seller draft the private purchase contract, which must include the parties' identities, sale price, the amount to be paid upon signing (usually 10% of the sale price), specific sale conditions, and the date for the deed signing.

We will review and supervise the contract to ensure all terms are clear and correct.

On the day of the notarial deed signing, full payment is made, and the property is officially transferred to the new owner. The buyer receives the keys, and their lawyer changes all utilities into the buyer’s name within the following days.

About a month later, the buyer’s name will appear in the Land Registry as the new property owner. The buyer’s lawyer, in coordination with the notary, will also register the property in the Cadastre.
